6 Steps to Selling your home – by your Littleton CO REALTORS, Nate and Beth Strauch

Selling your home is a very big decision, and choosing a real estate professional  to walk you through the process can be an even bigger one.

As REALTORS, we are held to a higher standard of ethics, and as marketers we hold ourselves to an even higher standard in representing your home in the way we market it to the masses.

The following list is very simplified as to what we actually do behind the scenes, but we hope that it gives you a glimpse into our organization and what you can expect from us… Nate and Beth, your local Realtors in Littleton, CO.

Let’s begin!

Step #1 – Initial meeting – NO commitment required

This step is when we usually discuss options like…how soon you need to sell, what your needs are, and if you’re buying a home at the same time. We’ll also ask if you’re interested in special programs like “Buy a home before you sell” or “Instant cash offers” and others that we’re certified in. 

We’ll also provide a detailed market analysis to compare your home with others to help establish a price for your home based on the current local market and your objective view of your home.

We’ll also provide our very own “Nate and Beth Recon Report” (marketing reconnaissance data) to show how our marketing will differ from other homes being marketed in your neighborhood and what to expect from our exclusive and proprietary system and host of marketing tools.

At this point in Step #1, we can begin “Talking Turkey” (as Dad would say) about more detailed items such as our competitive pricing strategy, condition of the home and our marketing and action plan specifically written for you.

Last but not least… we’ll discuss where we should place the sign.

Step #2 – Marketing and Preparation “The Magic”

Now that your action plan and marketing calendar have been set up… it’s time to put them into practice! A lot of what we do in this stage is our very own “Trade Secret”

First… we’ll schedule a professional staging consultation to help make your home shine above others.

Second… we make it SHINE… with the help of our very own media and marketing company we provide magazine quality photography, custom video, virtual 3D tours, floor-plans, aerial/drone imaging, a property website, a virtual showing platform and much more. (We provide all of this on every listing, and never expect our clients to pay anything for these exclusive and extended services)

All of this is carefully intertwined to work together on the MLS, Realtor.com, Zillow, Facebook and Google so that we can track our efforts and adjust our focus according to any changing trends.

This sounds daunting… because it is!

Doing more than “The Basic” brings the most interested and most qualified buyers to the table. (this gives more leverage for negotiation as discussed below)

Step #3 – List it… market it… and SELL it!

Once your marketing is ready, (can be as little as 2-5 days) it’s time to hit the market!

We will advertise “Coming Soon” and make the listing go live on the best day to list, and will set “In-person showings” as well as “Virtual on-line showings”. (virtual showings help us reduce actual foot-traffic to your home and qualify buyers who otherwise may have just been window-shopping)

While your listing is live, we track and analyze the traffic and on-line views to your home…  if needed, we adjust the message and look of our advertising to make sure your home is getting the greatest benefit from our efforts and expertise.

As part of this step… we should expect feedback from buyers, agents and brokers… and will begin taking those offers for the sale of your home to present in the next step.

Step #4 – Offers, Negotiation and Contract – (We’re almost there!)

  1. The Offer: Buyers (and agent representatives) will present us offers to buy your home.
  2. Negotiation/Acceptance: As REALTORS, we will present the benefits and risks of each offer and help navigate or coach you through acceptance or counter the offer for your terms through the professional negotiation process.
  3. Under Contract: At this point you and the buyer have agreed to all of the terms of the offer and both parties have signed the agreements.

At this stage, you’ll need to be sure that your plan for moving personal property from your “Old” home is in place and ready to go… unless of course we’ve negotiated other terms for an extended stay after closing.

Step #5 – Final Details before closing the deal

  1. Due Diligence: at this point the buyer will be working with their lender to finalize the loan and perform other “due diligence” items.
  2. The Buyer will usually perform a physical inspection of the home. They may ask you to make some repairs. We will explain all your options regarding the inspection and other items that may or may not come up during this phase.

At this point, the Buyer and yourself are hopefully in agreement that the conditions for closing have been met… if so… we will continue to verify and bring up any material facts or issues about the sale until closing.

Next step… the “Finish Line”

Step #6 – CLOSING – the “BIG DAY”

This is the transfer of funds and ownership, and will typically take place at the Title Company or as negotiated in the contract.

We’ll be there at closing and help to make sure all goes smoothly, and to guide you on such an important moment.

CONGRATULATIONS… you have sold your home!!!!
